Ohio Land Contracts: Foreclosure

Introduction

If the buyer has made payments according to the contract for at least 5 years, or has paid more than 20% of the purchase price, than Oh. Rev. Code Sec. 5317.07, prohibits forfeiture as a remedy. Foreclosure, after the two notice periods talked about in the Forfeiture page of this guide, is the way that the seller may recover possession of the property. 

Foreclosure is a complicated process. Sellers needing to foreclose and buyers faced with foreclosure, should seek legal representation.
