Introduction

The Condominium statute provides that the Condominium Association has a lien against each unit for assessments that remain unpaid for 10 days. The Association can foreclose due to the non payment of these dues.

Oh. Rev. Code Sec. 5311.18
Lien for common expenses. Provides that unit owner can sue in common pleas if he believes the charges are wrong. Like any other lien, this lien can be enforced through foreclosure.

Homeowners Associations (HOAs) also have liens on unpaid assessments, that may be foreclosed on under the Ohio Planned Community Law.

Appointment of receiverships. Oh. Rev. Code Sec. 5311.18 requires the court to appoint a receiver in condominium fee foreclosures.
